Australian residential property values are projected to increase by at least 5% in 2026, following an 8.6% rise in 2025. Demand continues to outstrip supply, contributing to a housing affordability issue across the country. Last year, every state and territory capital city saw increases, with Darwin leading at 18.9%, followed by Perth at 15.9% and Brisbane at 14.5%.
